What You Will Receive
After you enquire, you will hear back to confirm what you are looking for, and then receive each launch detail as it is released:
- the confirmed launch date;
- Shriram's price list and cost sheet, with GST, statutory charges and extras set out;
- floor plans and the unit mix for the 3 BHK and 4 BHK duplex villaments and the simplex option;
- the K-RERA registration details, as soon as the registration is issued;
- the brochure, when Shriram releases it;
- a drive past the site off Bannerghatta Road, on request.
What to Ask For
Four answers will tell you most of what you need at launch:
- The price list and cost sheet: what the quoted price includes, and what car parking, clubhouse membership, the maintenance deposit and legal charges add.
- The registration status: the K-RERA registration number, and the completion date Shriram commits to in it.
- The plans: unit plans with an area statement that shows the carpet area, and the block and floor of each home on offer.
- The payment plan: the booking amount, the payment stages and when each falls due.

Where Shriram Bannerghatta Is
Shriram Bannerghatta is off Bannerghatta Road, beside T John College, just south of the NICE Road, in Kammanahalli village, Begur Hobli, Bengaluru South taluk (PIN 560083).
To make a site visit count:
- Approach from Bannerghatta Road at Gottigere, about 2 km by road, and note the NICE Road's nearest entry at the Bannerghatta Road interchange, within about 2 km.
- Drive the route to your office or your children's school at the hour you would normally travel.
- Look at the site's edges: T John College Road on the south, Hommadevanahalli Road on the east and the NICE Road just to the north.
- Carry your questions and, if you plan a home loan, a note of your eligibility.
Diligence
Before You Pay Anything
The surest way to secure a home at Shriram Bannerghatta starts with the project's registration, not with a cheque. Do not pay a booking amount, an expression of interest or a token before the project is registered with K-RERA. Under the RERA Act, homes in a project can be booked or sold only after it is registered. As at 24 September 2026, Shriram Bannerghatta is not yet registered with K-RERA, and no registration number has been issued. Check the registration yourself at rera.karnataka.gov.in before you pay anything.

How do I get the price list and floor plans when they are released?
Join the pre-launch list through the enquiry form on the contact page, with your name, phone number, email and a short message. You will receive the launch date, the price list, the floor plans and the RERA details as soon as they are issued, and the brochure when Shriram releases it. A drive past the site off Bannerghatta Road can be arranged on request.
What is the price of Shriram Bannerghatta?
Tentative pre-launch pricing is about ₹3.00-3.30 Cr for a 3 BHK duplex villament and about ₹3.80-4.25 Cr for a 4 BHK duplex villament, subject to Shriram's price list. If these are base prices, GST at 5% and about 7.6% for stamp duty and registration come on top, along with any charges on the cost sheet. Final prices will be confirmed only at launch.
Is Shriram Bannerghatta RERA registered?
Not yet. As at 24 September 2026, Shriram Bannerghatta is not registered with K-RERA and no registration number has been issued. The registration will fix the unit count, the plans and the completion date Shriram commits to. Check it yourself at rera.karnataka.gov.in before you pay anything.
When is the launch, and when is possession?
Shriram is targeting a launch between October and December 2026, once the building plan sanction comes through. The launch was first planned for the year to March 2026, so treat the date as a target rather than a promise. No possession date has been announced; the committed completion date will be in the RERA registration.
Where exactly is Shriram Bannerghatta located?
The site is in Kammanahalli village, Begur Hobli, Bengaluru South taluk (PIN 560083), with T John College Road on its south side, Hommadevanahalli Road on its east side and the NICE Road just to the north. Bannerghatta Road is about 2 km by road, at the NICE Road interchange in Gottigere. This is the city end of the Bannerghatta Road corridor, not Bannerghatta village or the national park.
Is this the Kammanahalli near Kalyan Nagar?
No, these are two different places. Shriram Bannerghatta is in Kammanahalli village, Begur Hobli, Bengaluru South taluk (PIN 560083), off Bannerghatta Road in South Bengaluru. The better-known Kammanahalli near Kalyan Nagar is in east Bengaluru. When you search for or share the address, use Kammanahalli village, Begur Hobli, or simply off Bannerghatta Road beside T John College.
