02 — The format
What a Villament Means at Shriram Bannerghatta
A villament gives a family the floor area and privacy people buy a villa for, inside a low-rise building that shares its land, security, landscaping and clubhouse. The word joins "villa" and "apartment", and the format sits between the two: homes larger than a typical flat, often laid out across two levels, with far fewer neighbours than a tower and none of the upkeep of a stand-alone house and garden.
Shriram Bannerghatta gives the idea a clear shape. Its four blocks, each of basement, ground and four upper floors with a terrace level, stay within 15 m in height. Inside them, Shriram plans a 3 BHK duplex of about 2,000 sq ft and a 4 BHK duplex of about 3,000 sq ft, plus a single-level simplex on request; all three are tentative pre-launch details, to be confirmed at launch. A duplex spreads the home across two levels joined by an internal staircase, so living and sleeping areas can sit on separate floors; a simplex keeps every room on one level.
| Independent villa | Villament at Shriram Bannerghatta | High-rise apartment | |
|---|---|---|---|
| Building | A stand-alone house on its own plot | A villa-scale home in one of four low-rise blocks within 15 m | A flat in a tower |
| Land | An individual plot | Shared land inside a gated community | Shared land |
| Neighbours | The houses on either side | 140 homes at about 28 homes per acre | Usually many more homes per acre |
| Upkeep | The owner looks after the house and garden | Shared upkeep of the grounds, security and clubhouse | Shared upkeep |
Anyone searching for Shriram Bannerghatta villas should know the distinction: there are no individual plots here. For buyers comparing villament projects in South Bengaluru, or low-rise apartments in South Bengaluru more broadly, the questions to ask are the same - how many homes share the land, how high the blocks rise, and how much ground stays open. Shriram Bannerghatta's answers are 140 homes, within 15 m, and about 64% of the land left for landscaping, open areas, services and access. Signature Regal gives the overview conversation another local reference point without turning it into a price race; the useful question is whether the whole project logic fits the buyer.
03 — Scale
Shriram Bannerghatta Scale and Density
Scale is where Shriram Bannerghatta's villa-like character comes from: 140 homes on 4.95 acres, about 28 homes per acre, with buildings on about 36% of the land and a landscaped central spine with a pool running through the community.
Each home sits in a block of between 20 and 50 homes, and the pool, the G+2 clubhouse and the grounds are shared among 140 households. The plan shows two size families across the four blocks, and the project carries about 0.30 million sq ft of saleable area in all. Parking covers every home: 182 car parks, one for every home, plus 25 for the clubhouse and 17 for visitors.
The plan also looks after the resources a community of this size uses. It includes a sewage treatment plant with dual plumbing for recycled water, and rainwater harvesting with 25 recharge pits; solar panels and DG power backup are planned.
The block-by-block layout, parking and services are set out on the Shriram Bannerghatta master plan page, and the tentative formats on the floor plans page.
04 — Status
Shriram Bannerghatta Status and Approvals
Shriram Bannerghatta is at the earliest stage a buyer can follow a project: the land is secured under a joint development, the plan is drawn, and the approvals that turn it into a launch are in progress.
As at 24 September 2026, Shriram Bannerghatta is in pre-launch: its building plan sanction and environmental clearance are awaited, it is not yet registered with K-RERA, and Shriram Properties is targeting a launch in October-December 2026.
Shriram Bannerghatta is not yet registered with K-RERA, and no registration number has been issued as at 24 September 2026. The registration will fix the unit count, the plans, the specifications and the completion date Shriram commits to, which makes it the document to read before any other.
Do not pay a booking amount, an expression of interest or a token before the project is registered with K-RERA. Under the RERA Act, homes in a project can be booked or sold only after it is registered. When the time comes, ask to see the sanctioned plan, the environmental clearance and the RERA certificate before you book.
Check the registration yourself at rera.karnataka.gov.in before you pay anything.

05 — Timeline
Shriram Bannerghatta Launch Timeline
An early look at Shriram Bannerghatta gives a buyer time: time to study the plan, drive the roads and weigh the developer's record before the price list arrives.
Shriram is targeting a launch in October-December 2026. The launch was first planned for the year to March 2026, so treat the date as a target rather than a promise. When Shriram announced the joint development in November 2025, it put the project's expected sales value at about ₹350 Cr.
No possession date has been announced. The committed completion date will be in the RERA registration. If you need to move by a fixed date, weigh that against a project whose completion date is not yet committed; if you can wait, the months before launch are the time to gather your documents and check your loan eligibility.

06 — Buyer fit
Who Shriram Bannerghatta Suits
Shriram Bannerghatta is planned for buyers who want more room than a flat without moving far from the city's southern hubs.
Families moving up from an apartment
A 3 BHK duplex of about 2,000 sq ft or a 4 BHK of about 3,000 sq ft (tentative) gives a growing family room to spread across two levels. Schools are close by road: Sherwood High School about 1.4 km, Greenwood High and Vibgyor High School, Hulimavu about 2.3 km each, and Carmel Academy about 2.5 km.
Villa-seekers who want a city address
For buyers drawn to villa living, the villament trades an individual plot for location and shared upkeep. JP Nagar 4th Phase is about 6.8 km by road, Central Silk Board junction about 10 km and Jayanagar about 11.2 km.
South Bengaluru professionals
Bannerghatta Road's offices are within easy reach: Accenture about 5.8 km and Honeywell Technology Solutions about 6.0 km by road, with IBC Knowledge Park at Dairy Circle about 9.9 km. Electronic City's Wipro campus on the Neeladri Road side is about 8.3 km via Begur-Koppa Road, and the Infosys campus gate about 14.7 km via the NICE Road.
Who may prefer to wait
Buyers who need a home by a fixed date, or who want land in their own name as a plot, may find the fit weaker: no possession date has been announced, and the land here is shared.

Questions
Shriram Bannerghatta Overview FAQs
What is a villament?
A villament brings a villa's scale and privacy into a low-rise building: large homes, often laid out across two levels, inside a gated community that shares its security, landscaping and clubhouse. At Shriram Bannerghatta the four blocks stay within 15 m in height and the community holds about 28 homes per acre, so it feels closer to a villa enclave than to a tower.
What is the difference between a villament and a villa?
A villa is a stand-alone house on its own plot, with its own land to look after. A villament is a villa-scale home inside a low-rise block, sharing the land, security, landscaping and amenities with its neighbours. At Shriram Bannerghatta that means four blocks within 15 m in height at about 28 homes per acre. You give up an individual plot, and in return the upkeep is shared and simpler.
How many homes are planned, and how much of the land stays open?
The plan has 140 homes on 4.95 acres, about 28 homes per acre, in four blocks of 50, 30, 20 and 40 homes. The buildings cover about 36% of the land, leaving about 64% for landscaping, open areas, services and access. There are 182 car parks: one for every home, plus 25 for the clubhouse and 17 for visitors.
Villament or apartment - which is better?
Neither is better for everyone. A villament trades a high-rise's density and longer amenity list for larger homes, fewer neighbours and a quieter community, while lifts, shared services and a maintenance charge still apply. If you want villa-like space and privacy with a city address, a villament fits well; if a longer amenity list or a smaller ticket size matters more, a larger apartment community may suit you better.
What approvals does the project have so far?
As at 24 September 2026, the building plan has been submitted and its sanction is awaited, and the environmental clearance is pending. Neither has been granted yet, and the project is not yet registered with K-RERA. Before you book, ask to see the sanctioned plan, the environmental clearance and the RERA certificate.
